The CodeGreen difference

A single point of contact for the entirety of your project—and your portfolio.

Every jurisdiction is nuanced when it comes to compliance, but our bread and butter is the approvals, permitting and occupancy process, so we’re well-equipped to handle all of the projects in your portfolio, in any location. We’ve built out our team with experts who can bring your project from the design process through to occupancy, and work hand-in-glove with CodeGreen’s inspections teams to obtain permits. All of this saves our clients from bringing on multiple contractors or consulting groups: we’re a one-stop shop for compliance.

Highly experienced professionals that drive a seamless compliance process.

Our team has a combined 60+ years of experience working in compliance with extensive knowledge dating back decades—so you can be assured that your approvals and permits are in the best of hands, and managed with our forward-looking ethos to avoid issues and setbacks down the line. Through early engagement, we can determine the most favorable construction code, pinpoint possible hurdles in the proposed scope of work, and anticipate any and all factors that could affect the timely completion of your project.

META

CodeGreen served as filing representative and code consultant for Meta’s 400,000+ SF NYC headquarters at Astor Place, a landmarked property predating modern building codes. We navigated complex pre-existing conditions to secure new Certificates of Occupancy, including approvals for Public Assembly Spaces.

Apple

At 11 Penn Plaza, CodeGreen acted as the lead code consultant and filing representative for Apple's multi-floor buildout, strategizing phased TCO releases and Public Assembly approvals. Our team helped drive the project toward Interim and Final Certificates of Occupancy with precision and efficiency.

Netflix

For Netflix’s multi-floor office renovation at the landmarked 888 Broadway, CodeGreen led code consulting and filings for dynamic spaces including a public assembly roof deck and open interconnecting stair. We secured critical DOB and FDNY approvals while ensuring aggressive timeline targets were met.

Google

Google engaged CodeGreen for the expansive Project Martha at 550 Washington Street, where we provided code consulting and multi-phase filing services for all floors and numerous Places of Assembly. Our team tackled complex filing, zoning, and code challenges across this high-profile, high-intensity project.

Park Slope Residential Complex

A new two-building residential and retail development on 5th Avenue, led by Macklowe Management, relied on CodeGreen to manage permitting and code compliance from start to finish. We coordinated all building code, zoning consulting, and permitting to achieve successful Certificate of Occupancy issuance.

We think ahead.

Ensure continuous compliance for the long-haul.

Keep your entire portfolio in compliance with evolving regulatory requirements to avoid issues and surprises down the line. We’re equipped to evaluate, monitor, remediate and report on all aspects of building compliance after the initial permitting and approvals process.

Future-proof your assets.

In today’s highly dynamic real estate market, preparing to pivot is strategic—whether that means leasing, selling or repositioning your property. The more compliance measures you pursue along the way, the easier and more quickly you can move forward and prepare for the unexpected.

Our Process

Occupancy

Achieving certificates of occupancy and reaching the stage of occupied compliance is the goal: We navigate all compliance measures to get you there.

Due diligence

We begin our projects by providing preconstruction consulting for building code, fire compliance, and any other areas that require permits and approvals.

Approvals

Next, we prepare and submit documentation to obtain the necessary zoning, construction and other approvals required by the jurisdiction to proceed with the project.

Maintenance

Compliance doesn’t end with occupancy: we help ensure the buildings in your portfolio are up to date with ongoing requirements.

Permits

Securing permits requires both report preparation and third-party inspectors; CodeGreen has both services in-house, enabling us to address all aspects of the permitting process.
