Supporting New York Real Estate Through Strategic Code Consulting
Project Spotlight: 750 Third Avenue
SL Green is undertaking the conversion of the 34-story office building at 750 Third Avenue into a residential property featuring approximately 680 dwelling units. The repositioning includes a robust amenity program with a pool, sauna, fitness center, and, most notably, a winter garden, transforming a legacy Midtown asset into a modern residential destination.
CodeGreen was engaged by SL Green for its wide range of integrated services, supporting the project from the earliest stages of planning. Drawing on CodeGreen’s deep expertise in building code, zoning, and regulatory strategy, CodeGreen provides comprehensive guidance tailored to complex New York City developments. This collaborative approach allows owners and design teams to move forward with clarity and confidence while navigating the evolving requirements associated with large-scale conversions.
CodeGreen’s Role in the Early Stages
CodeGreen played a key role in advancing the project through its initial phases. The team provided strategic code and zoning analysis, managed filings, and coordinated approvals with the New York City Department of Buildings. This early involvement helped establish a clear regulatory roadmap, reduce uncertainty, and enable an efficient transition from concept to execution for this large-scale change of use.
Environmental Due Diligence and Abatement Support
CodeGreen conducted a comprehensive asbestos investigation across the entire tower, encompassing nearly 800,000 square feet of floor area. Following completion of the investigation, the team developed abatement specification guidelines and coordinated contractor bid walks, ultimately leveling and evaluating all abatement proposals on behalf of the client.
As construction began, CodeGreen provided continuous air monitoring throughout the building, in accordance with regulatory requirements, to help ensure the health and safety of all workers on site.
Navigating Project Challenges
The project requires close coordination with the Department of Buildings Major Projects Program, including targeted efforts to meet critical deadlines associated with the 467‑m tax abatement program. CodeGreen worked proactively with DOB staff and stakeholders to align filings, approvals, and construction sequencing, supporting the client’s ability to unlock key financial incentives tied to the project’s success.
Supporting the Ongoing Evolution of New York’s Built Environment
With a combined 60+ years of experience working within New York City’s regulatory landscape, CodeGreen brings institutional knowledge and a forward‑looking perspective to every engagement. Our team’s deep familiarity with historical and current codes allows us to determine the most advantageous construction pathways, identify potential regulatory hurdles early, and anticipate factors that may impact schedule, cost, or approvals.
By engaging early, owners and design teams gain a strategic partner who not only manages compliance, but actively works to avoid delays, reduce risk, and support timely project delivery. At 750 Third Avenue, this approach continues to help transform an existing building into a vibrant residential asset—demonstrating how thoughtful code consulting can play a key role in the successful evolution of New York City’s built environment.
